WHAT DOES OFF MARKET MEANS?

It is important for our Buyers and Sellers to understand, also in consideration of the fact that most of the requests we receive from buyers, are for off-market assets.

The word "OFF MARKET" is often used improperly, everyone gives it their own meaning, but most think of pocket listings.

What we want to clarify what it means for us! An OFF-MARKET ASSET IS AN ASSET THAT IS NOT FOR SALE BUT FOR WHICH THE OWNER IS WILLING TO RECEIVE AN OFFER TO BUY. If the seller thinks that the offer is of interest and that he likes the buyer, he might consider selling the property.

An asset that is publicly promoted with details, it's definitely not OFF MARKET,
If there is an exact sale price, it's not OFF MARKET,
If there is a Listing Agreement, it's not OFF MARKET,
If there is a presentation OM, it's not OFF MARKET,
If Key Figures are immediately available, it's not OFF MARKET,
If names and confidential information are revealed without signing a contract (NCNDA) first, it's not OFF MARKET.
TO EXPLAIN BETTER; IF THE ASSET IS NOT OFFICIALLY FOR SALE, ALL THE ABOVE ITEMS CANNOT BE ALREADY IN PLACE PRIOR TO AN OFFICIAL REQUEST AND OUR SIGNED NCNDA.

Some will ask: HOW CAN YOU PROVE THAT YOU HAVE ACCESS TO OFF-MARKET ASSETS? The answer is very simple: with the confidential information we make available IMMEDIATELY after signing the preliminary documents required by our procedure. As soon as they are signed, a confidential relationship with the applicant begins and, all permitted information’s are immediately disclosed.
We manage the access to the information of the properties we represent through a set of guidelines previously agreed with the owners or their representatives.

We have many assets immediately available and deliverable, for some of them, we have a permission to promote them (anonymously), while we have others with not such permission.
The majority of our assets are OFF MARKET, and have never been officially for sale, although a few are well known in the industry. The segment of the hotel real estate market has some people promoting assets they don’t have (Daisy Chains), or that are no longer authorized to be promoted, and they create this very annoying waste of time for everyone.
It’s for this reason that we work only with direct buyers and/or legitimized intermediaries who hold a mandate or a power of attorney, and only after the signature of our NCNDA, any information will be shared.
We do have the assignments for all the assets that make up our portfolio, we have a signed contract with the owners' teams.
